"Sir, are you selling this shop and yard?"
Ziyan was the first to ask.
"Yes, are you interested in buying it?"
As soon as the middle-aged man heard someone inquire about the shop and yard, he perked up and stood up from the only stool in the room.
"Yes, how much do you plan to sell this shop and yard for?"
"I'll sell it all at once for a flat price of four hundred and eighty taels of silver," the middle-aged man quoted honestly.
Just as Ziyan and Ling Yuxuan were about to negotiate, they suddenly heard Old Man Mo's voice from behind: "Boss Hong, these two are my esteemed nephews; don't ask for too much!"
"Oh, Doctor Mo! This—this—huh, so they are Doctor Mo's relatives. Well then, let's make it four hundred taels, Mr. Mo, what do you think?"
"Three hundred taels. For my sake, let's settle on that, how about it?" Old Man Mo's shrewd eyes sparkled as he continued to press for a lower price.
"This—"
Boss Hong hesitated for a moment but ultimately made up his mind and nodded in agreement: "Alright, we'll go with Doctor Mo's offer."
Then Old Man Mo and Boss Hong both turned their attention to Ziyan and Ling Yuxuan, who exchanged smiles.
They nodded in agreement: "Well then, there's no time like the present. Let's exchange money for the deed today; how does that sound to you, Boss Hong?"
Upon hearing Ziyan's willingness to proceed so quickly, Boss Hong immediately felt cheerful.
His voice became loud and joyful as he replied: "Great! Let's do it now. Here—this is the deed."
He then took out the deed for the shop and yard from his pocket.
Ziyan looked at Boss Hong's swift actions and felt a jolt in her heart. She turned to Old Man Mo and asked, "Mr. Mo, if I pay for this, will the land deed and this house truly belong to me?"
Before Old Man Mo could respond, the anxious Boss Hong interjected, "Yes, yes! Once we exchange the money for the deed, the house will be yours. However, to avoid any unnecessary trouble later on, it would be best for us to go to the government office together to have the deed transferred into your name."
Ziyan didn't listen to Boss Hong's words any longer. Instead, she glanced at Ling Yuxuan and Old Man Mo, and seeing both of them nodding at her reassured her. She then took out three hundred taels of silver notes from her purse and handed them to Boss Hong.
Taking Ling Yuxuan's hand, she said, "Let's head to the government office now."
Upon hearing this, Old Man Mo reached out to stop Ziyan and said, "There's no need for you to tire yourselves running back and forth. Just give the deed to Elder's Clerk here, and let him go with Boss Hong to handle it. You two can stay here and think about how to design and decorate this place."
After saying that, Old Man Mo took the deed from Boss Hong and handed it over to one of the two tall young Clerks behind him. The Clerk understood immediately and followed Boss Hong out.
Ziyan looked at Ling Yuxuan's calm expression and knew he had complete trust in Old Man Mo. So she began to casually stroll around the shop.
She estimated in her mind: this front hall was about one hundred twenty square meters; with some minor renovations, setting up a braising cabinet and placing ten or so tables would not be a problem.
With that thought, Ziyan quickly ascended the wooden staircase on the far right of the front hall.
Sure enough, the second floor was the same size as the first floor. However, there was no door on the wall connecting to the courtyard; only two carved wooden windows on either side corresponded with it. Facing the street were two larger carved wooden windows about fifty to sixty centimeters above ground level. The second floor looked even more comfortable and exquisite than the first.
Ziyan felt much more at ease now; since there was a staircase on the east side of the second floor, two private rooms could be created there, while three private rooms could be arranged on the west side. The middle area could still have some tables and chairs like on the first floor.
After making basic plans in her mind, she turned around and strolled down to step into the courtyard.
The courtyard wasn't too large; the open space in the middle was about one hundred square meters in a rectangular shape.
On each side were six rooms lined up in parallel; combined with those on the second floor, there were a total of twenty-four rooms. At the back was a storage room and a kitchen, but both were just single-story buildings.
The storage room was on the left side; its door was wide open, revealing an empty interior.
The kitchen was on the right side of the yard; its door was also open. Inside was a multifunctional cooking stove similar to that of the Zi Family. The only difference was that this stove's outer wall and countertop were made of blue bricks, which were considered top-notch cooking stoves in ancient times. A well stood about ten feet away from the kitchen door. In between the storage room and kitchen was a large arched gate leading to a small garden in the backyard. To Ziyan's surprise, there was even a small artificial lotus pond in that garden, currently blooming with beautiful pink lotus flowers beneath layers of green lotus leaves.
In the center of the yard stood an old mulberry tree over a hundred years old, now laden with deep purple mulberries.
There are also some other fruit trees like Orange and Pipa, along with some roses and various flowers in the surroundings. To the slightly left of the backyard, by the lotus pond, there is an Octagonal Pavilion. Inside the Octagonal Pavilion, there is a Stone Table and several Small Stone Benches. The sides and top of the Octagonal Pavilion are covered with clusters of unripe green grapes.
Ziyan's eyes sparkled with excitement as she couldn't help but abandon her plan to inspect the rooms on either side of the Courtyard. Instead, she hurriedly made her way to the backyard, which was smaller than the twelve large rooms plus the storage room and kitchen combined. However, it was about one-third longer than the Courtyard in a north-south direction.
Thus, it appeared much more spacious than the Courtyard. A casual glance suggested it was nearly half larger than the Courtyard. A small stone path on the far right meandered slightly, leading to a small house made of similar green bricks and tiles in the right corner opposite the lotus pond, which was clearly a toilet.
In ancient times, such toilets were considered quite refined, including careful selection of their location to be as far from people's sight as possible. This indicates that Boss Hong shares a slight obsession with cleanliness similar to Ziyan's, while also being someone who enjoys and pays attention to life.
"Girl, are you satisfied here?"
Old Man Mo suddenly approached Ziyan, who was focused on admiring the backyard.
"Ah? Oh, it's great. I'm satisfied," Ziyan replied, snapping back to reality and giving Old Man Mo a sweet smile.
She continued, "Thanks to Mr. Mo for coming to help today; otherwise, I really wouldn't know what price would be appropriate to buy this property."
"Hehe, no problem. Miss Zi probably noticed that Elder and Ling Young Master are family, so there's no need for excessive politeness in the future."
